How We Lend
We lend against specific, independently valued properties — not projected outcomes. Each loan is structured around a credible exit. Investors see exactly what their capital is secured against before committing anything.
Security
First legal charge on every loan. An independent RICS Red Book valuation is required before funds are released. No exceptions.
Underwriting
We lend against current market value — not GDV, not optimistic projections. Every borrower must have a defined and credible exit in place before we proceed.
Transparency
Both sides deal with us directly. Investors see the loan, the asset and the exit before committing. Borrowers hear from us — not an intermediary — throughout.

Security
First legal charge only. Residential investment, commercial and mixed-use property across England and Wales.
Rate
From 1% per month. Agreed deal by deal — not off a rate card.
Maximum LTV
Up to 75% of current market value. We do not lend against GDV or speculative assumptions.
Term
3 to 12 months. Structured around your exit — not a template.
The Process

Property, loan required, borrower background, exit. Keep it brief — we will ask what else we need.
Terms
If the deal works, indicative terms follow. We do not sit on decisions or send holding emails.
Valuation & Legals
We instruct an independent RICS valuation. Solicitors appointed on both sides. Clean and covered.
Drawdown
Conditions met, funds released. We have completed deals in under a week when things are properly prepared.
For Investors
We present each opportunity individually — full particulars, independent valuation, borrower strategy and exit. You decide. Your capital goes into a specific named loan, not a pooled fund.
What you receive
Interest paid monthly in advance throughout the loan term. Your capital returned in full at redemption. We notify you ahead of each repayment and give you the choice: reinvest into the next opportunity or withdraw.
What we handle
Origination, monitoring and redemption are managed directly by us. Legal process is carried out by our appointed solicitors. You are kept informed on loan performance throughout — not just at the start and end.

How We Operate
About
Dash Capital Partners was launched in May 2025 by Joseph Fraser and David Douer as a specialist bridging lender focused on conservative underwriting and relationship-led origination. Every loan in our book has been sourced organically. We have never run a marketing campaign — and we do not intend to.
